Welcome! My name is Michael and I will get straight to the point. I started Spruce Ridge Enterprises to do what we all must do – make a living. I do that by buying and flipping land in one way or another.

Why would you want to sell? Many people don’t want to, and if that’s you, no problem! But people own land for many reasons. Some bought with the intention of building a house or using land for recreation but, for reasons outside of their control, they can’t. Some may have inherited a parcel they don’t feel like dealing with anymore. Some landowners may be tired of paying taxes on something they know they’re not going to use. Life happens, circumstances change and some landowners would rather cash-out and move on. Maybe to reinvest the money, start a college fund, upgrade their kitchen, who knows?

Will I give you a low offer? I base my offers on what I think is the best use of the land, along with a few other factors. Some land may need costly improvements before I resell. Some land may be “move-in ready”, so to speak, and I can offer more. Some land may have wetlands or easements that make building very difficult or impossible. But I’ll be straight with you, the offer I give you will be less than market value. You can list your property with a realtor for more.

Why not just list with a realtor then? Sometimes realtors list land and it sits and sits for months or years. Sometimes the land gets pulled off market because no one is biting. It can be difficult to sell land at times. Not only that, there are realtor commissions, listing fees and closing costs to consider. So, you might walk away with a little more than what I can offer but it probably won’t be a very convenient experience. In many cases, you may need to lower the price of your land anyway just to get it to sell with the realtor. That’s where I come in. We can get straight to the point – Cash for your land. Here’s how it works. We talk. If we both decide it’s a good idea, we sign a purchase agreement. We work with a local title/closing company in your area that will handle all legal matters. Once the deal is under contract, I will need a little time to do my due diligence research about the property to make sure everything is on the up and up (check for wetlands, soil quality, make sure the land can be used the way I plan to use it, etc. This is what anyone would do before buying land). Once we’re ready to close, I will transfer the money to the title/closing company and the money will be held in escrow. Once we close, the funds are transferred to you and the land is transferred to Spruce Ridge. Simple! We both walk away happy.
